What began as a simple effort to split utilities where one massive tenant was leaving and at least two needed to take its place, turned into a full conversion of this three-story, 15,000-square-foot former steak house.

Big retail spaces, especially those split across three floors, are difficult to lease in this submarket right now. The owner’s wisdom in separating it into several smaller suites paid off rather quickly.

This is now a killer corner space for multiple users, at a scale more suitable to typical retailers. The previous condition of this building would have been tough to re-lease, but now, it’s leased to two awesome tenants.
